Preparing for an EPC, EICR or Gas Safety visit in London
Access, documents and practical arrangements to prepare before your London property inspection.

A little preparation helps an inspection run smoothly. Before an assessor or engineer arrives, confirm the property address, the service you have ordered and who will provide access. A certificate package may include several different inspections, so each professional needs the appropriate access and information.
Understand the service you have booked
An Energy Performance Certificate describes a property's energy performance and includes improvement recommendations. An Electrical Installation Condition Report concerns the fixed electrical installation. A Gas Safety check relates to the relevant gas installation, appliances and flues. These services serve different purposes: arranging one does not replace the others.
If you are unsure about the scope, send your question before the appointment. Tell the team whether the property is a flat, house, commercial unit or mixed-use building, and mention any separate meters, consumer units or heating systems.
Arrange safe access
Confirm who will meet the professional and how keys will be collected. Tell tenants or the managing agent about the agreed visit. Explain parking restrictions, entry-phone instructions, shared entrances and any locked cupboards. The professional will decide what can be safely accessed; do not remove electrical covers or disturb unfamiliar materials yourself.
For an EPC, gather information about heating controls, insulation and previous improvements. For an electrical inspection, discuss any planned interruption to the supply so occupants can prepare. Ask the engineer what access is needed for the gas work you have booked.
Keep useful documents together
Previous reports can provide helpful context. Where available, prepare earlier certificates, installation records and evidence of improvements. Share what you have with the appointed professional rather than guessing dates or specifications. If records are missing, explain this before the visit.
Check your booking details
Review the service, price, property address and preferred arrival window in your customer portal. Use the job chat for access updates and questions about that booking. If you need to change the appointment, submit a request and wait for the new arrangement to be confirmed.
Read the report and follow up
Once the completed report is available, read its findings and keep the document with the property's records. Ask the team to explain recommendations you do not understand. Inspection findings may identify further investigation or work; receiving a report does not itself resolve an issue.
