EPC, EICR and Gas Safety packages: choosing your landlord checks

London Property Compliance · Updated 18 October 2026

Choose the inspections your property needs, understand the quoted scope, and organise access for a landlord certificate package.

Residential property assessment

A landlord certificate package brings several service requests together. The right combination depends on the property, the documents you already hold and the inspections you need. Start with the requirements for each address rather than assuming every property needs the same package.

What the different documents cover

An EPC gives information about energy performance. An EICR records the findings from inspection and testing of the fixed electrical installation. Gas Safety work concerns the relevant gas appliances, installation and flues. Each has a different purpose and must be considered separately.

Check your existing reports and any recommendations or follow-up dates recorded in them. For the legal requirements that apply to your tenancy and property, use current official guidance and ask an appropriately qualified professional if something is unclear.

Choose a combination for your property

LPC offers combinations of EPC, EICR and Gas Safety services. Visit the landlord packages page to see the combinations currently available. Use the property details requested by the calculator so the quote reflects the scope you enter.

For several addresses, keep a separate list of the services needed at each one. Include full postcodes, property type, contact details and access arrangements. A portfolio with different buildings may need a tailored quotation rather than one standard price applied to every address.

Understand how the price is calculated

Prices can depend on the property's size and the inspection scope. Electrical boards and circuits, relevant gas appliances and other service-specific details can affect the amount quoted. Read the questions carefully and tell us about anything unusual before confirming.

Use the current online calculator for prices and package savings. Once a quotation is sent, you can review its amount and description in your customer portal, accept and pay securely, decline it or submit a counter-offer for review. A revised quote needs your agreement to the latest terms.

Plan the visits

A combined request does not guarantee every inspection will take place at the same time. The appropriate professionals and access arrangements need to be coordinated. Tell tenants or the managing agent what is planned and agree who will provide keys.

Keep reports organised afterwards

Save each completed report under the correct address. Record any actions identified, who is arranging the work and the supporting evidence when it is finished. Your LPC customer portal keeps bookings and completed certificates together, while job chat keeps booking questions attached to the relevant order.
